	Providing a public meeting and recreational facility for area residents - The Association maintains a clubhouse for Association business and social meetings and which is also available to members (the public) for private use on a reservation basis. The facility also includes a swimming pool that serves residents. Other recreational areas maintained include boardwalks to the public beaches, leisure trails, and a crab dock and boat launch facility. In 2009 the Association opened an $8,000,000 community center including meeting rooms, a fitness center, and indoor and outdoor swimming pools. All facilities are open to all residents of The Town of Seabrook Island (the public). These recreational activities are similar to activities provided in numerous locations by cities, or governmental recreation and park districts.

	Road & storm drain maintenance - The Association owns some 28 miles of roads, and is fully responsible for the maintenance, repair and reconstruction of these roads. The Association's road maintenance activities promote the general welfare of the community and, because road maintenance is an essential governmental function, the activities lessen the burden of The Town of Seabrook Island and/or the County of Charleston. The Association also maintains all storm drains that serve the community. This is a particularly important service on a low lying island subject to hurricane flooding.

	Maintenance of Greenbelts, lakes, and ponds- The Association maintains landscaped traffic islands, greenbelts adjacent to streets, and several common area lots as well as numerous lakes and ponds for algae control, and building bird and fish habitats. Prior to the Annual Meeting of Property Owners, a three (3) member Elections Committee consisting of Property Owners not on the Board or Nominating Committee are appointed by the President to verify and certify the validity of ballots cast and tabulations of votes cast for elections or on any other matter voted on at such meeting or ballots in any Referendum. The Elections Committee reports its findings to the Secretary as soon as practical following a Referendum or the Annual Meeting or special meeting at which a vote is taken. Property Ownwers have the exclusive authority to amend and/or repeal Bylaws, elect the Board of Directors and Nominating Committee, to accept or reject the annual budget, and to approve the borrowing of money and certain other property transactions. A majority of members in good standing must vote in favor of an action in order for it to be approved.
Form 990, Part VI, Line 6	Form 990, Part VI, Line 6: Explanation of Classes of Members or Shareholder	The corporation is a homeowners' association consisting of 2,600 residential lots. Owners are automatically granted membership in the association upon purchase of their lot.
Form 990, Part III, Line 4d	Form 990, Part III, Line 4d: Other Program Services Description	OTHER PROGRAM SERVICES 4: Road & storm drain maintenance - The Association owns some 28 miles of roads, and is fully responsible for the maintenance, repair and reconstruction of these roads. The Association's road maintenance activities promote the general welfare of the community and, because road maintenance is an essential governmental function, the activities lessen the burden of The Town of Seabrook Island and/or the County of Charleston. The Association also maintains all storm drains that serve the community. This is a particularly important service on a low lying island subject to hurricane flooding. OTHER PROGRAM SERVICES 5: Municipal services -The Association contracts with a private waste hauler for rubbish services to the community, and provides maintenance of streets, greenbelts, lakes, and recreational facilities. The Association also provides private security patrol services, architectural control services, and community communications via email and newsletter. These activities are similar to activities provided in numerous locations by cities, or governmental special districts and recreation and park districts.
