Schedule L, Part V Supplemental Information August 1, 2011 The Walker County Coalition for the Homeless enters into a one year lease, with an option for one additional year, with Country Manor, LLC for the property located at 500 Blackwell Dairy Road, Jasper, Alabama 35504. A copy of the lease is attached. Monthly rent was established at $2,000 per month. County Manor, LLC is owned by Peggy Wall, CPA and her sister Edna Caughron. At the time of lease inception, the building was unoccupied and needed substantial improvement. The Coalition undertook substantial expense and also received large amounts of donated material and services and repaired the facility to make it suitable to be used as transitional housing.February 16, 2012 Peggy Wall, CPA was nominated and elected to be a board member of the Walker County Coalition for the Homeless.March 12, 2012 During the board meeting on that evening the treasurer Connie Shubert resigned. At that same meeting, Peggy Wall, CPA was appointed treasurer of the coalition.August 1, 2012 Peggy Wall, CPA as treasurer of the Walker County Coalition for the Homeless and as a member of Country Manor, LLC allows the lease on the building to expire without renewing it.August 31, 2012 Peggy Wall, CPA resigns from the board of directors of the Walker County Coalition for the Homeless and her capacity of treasurer and accountant for the coalition. A copy of her resignation letter is attached.September 28, 2012 Peggy Wall, CPA sends an email to the attorney for the coalition, Nathan Harris, listing three options for the lease. Option one would be for the entire board to resign and have a Gary Russell named as chairman of the board. Option two would be for the lease to be terminated and eviction proceedings to begin immediately. Option three would be for the lease to be renewed for a six month term at a rate of $6,000 per month with the entire $36,000 due in advance. A copy of that email is attached.October 19, 2012 The attorney for the coalition, Nathan Harris, receives a letter from Robert O. Bryan, counsel for Peggy Wall, CPA, demanding that the coalition vacate the leased property prior to October 31, 2012. A copy of that letter is attached.January 31, 2013 After consulting an attorney experienced in excess benefit transactions and informing said counsel of all of the facts and circumstances, the Walker County Coalition for the Homeless vacated the leased premises. January 21, 2014 Final letter sent to counsel of Peggy Wall, CPA demanding repayment of $78,210.81 in excess benefits conferred under Section 4958 with copies of invoices attached. A copy of that letter is attached. Supporting documentation/receipts are available upon request.
