Crossroads OSG is wholly-owned and controlled by the Church and was formed for the sole purpose of utilizing New Market Tax Credits to rehabilitate the property know as "Old St. George Church and located at 42 Calhoun St., Cincinnati, Ohio 45219 (the "Property"). The Church provided funds to Crossroads OSG to purchase the Property and will use the New Market Tax Credits and other loans to help finance the over $12,000,000.00 rehabilitation project (the "Project") to renovate the Property for use as one of the Church's locations. Sources and uses budgets for construction of the Project and ongoing operations are enclosed with this application. Crossroads OSG holds title to the Property for the Church and will enter into a lease agreement with the Church (a draft is attached) whereby the Church will be the sole tenant and will pay rent to Crossroads OSG in amounts sufficient to repay the loans and other sources of funds used to develop the Project.The Project is the only activity of Crossroads OSG and 100% of its time will be devoted to this Project. The rehabilitated Property will be used as a additional location for church services and activities by the Church to serve the Clifton community in Cincinnati, Ohio, including the University of Cincinnati. Construction of the Project is anticipated to commence on August 1, 2015 and is scheduled to be completed by October 1, 2016, at which time the Church will begin conducting church services and activities on the Property.
