	Omicron Chapter House Society OCHS manages the leasing, maintenance, renovations and finances of the Omicron Chapter of Phi Gamma Deltas fraternity house located at 128 Madison Lane, Charlottesville, VA 22903. OCHS has a Board of Directors that governs and implements all aspects of OCHSs mission. OCHS operates with one objective in mind care for and maintain the physical property to provide a safe habitable living environment for the tenants, all of whom are undergraduate students at the University of Virginia and brothers of the Omicron Chapter. The activities that OCHS engages in to accomplish its objective included developing and implementing a long-range plan for financial and property management executing and administering lease agreements for the tenants collecting rental and parlor fee income paying utilities, insurance, taxes, mortgage, and other necessary bills maintaining and preserving all tenant rooms and common areas in the house, as well as the grounds that surround the house overseeing all renovations and capital improvement projects.

Form 990, Part I, Line 1	Description of organization mission to manage the leasing, maintenance, renovations and finances of the Omicron Chapter of Phi Gamma Deltas fraternity house located at 128 Madison Lane, Charlottesville, VA 22903. In accordance with the above mission OCHS develops and implements long-range planning for financial and property management, executes and administers lease agreements for the tenants, collects rental and parlor fee income, and pays all necessary expenses to maintain the property, including overseeing all renovations and capital improvement projects.
