    5B THE FOUNDATION FORMERLY OPERATED THE SIERRA VISTA REGIONAL HEALTH CENTER. IN 2013, THE FOUNDATION ENTERED INTO A MASTER AGREEMENT WITH AN UNRELATED CORPORATION TO DEVELOP AND CONSTRUCT A REPLACEMENT HOSPITAL FOR THE COMMUNITY OF SIERRA VISTA ON LAND OWNED BY THE FOUNDATION. RENTAL INCOME IS FOR LAND UNDERLYING THE REPLACEMENT HOSPITAL AS WELL AS ADDITIONAL LAND AND BUILDINGS ADJOINING THE REPLACEMENT HOSPITAL. THE MASTER AGREEMENT'S PROVISION OF A NEW HOSPITAL FURTHERS THE FOUNDATION'S EXEMPT PURPOSE OF PROMOTING POPULATION HEALTH AND COMMUNITY WELLNESS THROUGHOUT SOUTHEAST ARIZONA.
