Explanation:
Under the terms of the Last Will & Testament of Raymond Carpenter "Will" which Will created the Raymond Carpenter Trust -- the farmland held by the Carpenter Trust is not to be sold. The farmland is to earn income to support the charitable purpose of the Carpenter Trust. The Will is specific regarding the manner in which the land is to be maintained for example restricting pasture land from being tilled. Because the real property cannot be sold and must be held in trust the value of the real property is discounted to reflect this lack of marketability and inability to tap into the principal of the Trust for any purpose. Property was reappraised in October 2023.
